Fast forward a week , I email him pictures of the damage , 2 bedroom doors , a broken kitchen drawer , drywall repair , big time inside  cleaning , leaves were not raked up and crap in the yard , 1 broken window and 5 torn screens  and black film on all walls .I tell him I have a contractors starting next week to fix everything .

The adjacent apartment is a 1 bedroom 1 bathroom furnished mid term unit rented to business and film professionals at $2800-$3600 per month.

If the paint film is sound (not cracks, holes in the wall, peeling paint) and the unit is free of lead dust, the odds are you will pass a lead dust test. 

Something as basic as regularly scheduled filter replacement, programmable thermostats, solar window film, or even something more significant like incorporating solar panels.

.. there are plenty of films and concerts and shows that come through Orlando .. and they all need places to stay ..

I work in RE in Atlanta and I work in the film industry where I locate short term (3 weeks - 9 months+) furnished rentals for film crew and cast.

Take a break, Account Closed ...Go lower your blood pressure, distract yourself, ...... and remember: the bankers you so ardently defend confessed - on film!

I find that they're more to catch what happened on film rather than to prevent the issue from happening in the first place.
