I've read elsewhere that an LLC is required to reap those benefits, however, it sounds like the conclusion reached here is that an LLC is not required as long as it all lands in the schedule E.3)  I'm sure this is a ridiculous question, but, we're all talking about creative ways to exploit this new system so....Let's say I have 3 rental properties.

I think your agent is just telling you what the market is doing.You might find you need to exploit another type of product in this market if that one is too frothy.I work on millions to multi-millions in commercial deals but I do look at what 2 to 4 units trade at in good areas.
