I have five houses in Memphis area, and the biggest problem has been finding a good property management company. 

@Marcus Stokescan you start with a live-in flip or house hack instead?

When we were getting our own kitchen remodeled in our house a few months ago, we asked the contractor if he would be able to possibly fix that cupboard door at our rental property.

I’m hoping that once I do have enough saved I can buy the second property and continue house hacking.

A few years ago there were a lot of get rich quick types, and I still get contacted by people who think they can buy 2 houses and retire on the cashflow. 

Hello @Fulati,With that budget, I would look for houses in East Memphis, Cordova, or Bartlett.

Although I don’t have experience in house flipping yet, I’ve successfully run a construction business back home.Due to the war, my family and I had to search for a new place to live.

We also have a house in Germany, but I do not think we can put that house in a trust.  

@Keith Mintz Will you be running the house or leasing to a company that does sober living.

I have done it successfully on my last 2 buildouts, maybe 3, but only because I was able to acquire the properties at a very low price and I did all the work in-house (myself and some hired hands on staff).
