Make it an OFFICE EXPENSE:  Equipment: Lawnmower (if it is a cheap lawnmower)   Or, make it a Fix Asset Account which you can depreciate each year if it's a riding lawnmower.

Hi @Byron Scott, The basement would not be considered a unit if it is not an equipped rental like kitchen, bath. 

When I get some LTRs, I would probably put in smart locks but use z-wave instead as it is free after the equipment purchase.

They're probably better off hiring a licensed agent who's better equipped to shepherd the deal through to closing. 

The bulk of the cost for your project will come from transporting the equipment to complete such a small job.
