I want to run by the biggerpockets world a potential new model I’m working on and I want to be clear this is not intended for self-promotional purposes or necessarily even something I will enact (i’m not even totally clear on the legally of this) but something I want feedback on and also to spark a discussion of alternative agent models.

For example, the notion of a "holding" LLC (in a state with charging order protection) that owns other LLCs (in the states where the rental properties are located) is not unique to this firm, but it is certainly promoted more dominantly by this firm than other sources I've come across.

In most cases, the owner/possible seller would want an option fee paid up front to entice them to entering into the option to purchase agreement, so assuming that is the case, would enter into the agreement with a pretty firm plan to purchase and not lose that option fee.
