I would encourage you to also have an attorney prepare Application Terms & Conditions. 

Prospective Oregon Coast STR investors are encouraged to be fully prepared for rapid execution and to expand their search to areas that might not be of initial consideration as licensable inventory is increasingly limited. 

I'd encourage separate units not shared based on my experience as a general contractor and developer at all levels in two different cities not a rooming house 

If I could not find one on a property, I would note that as a safety concern and would highly encourage adding one for the safety of the home owners.
