I already met with an elder law attorney but I don't think setting up a irrevocable trust is the right answer considering it being his only asset. 

It can be a tricky avenue to take in multiple markets but with enough research done in a particular area I think they could be quite profitable, especially creating veteran and elderly tiny home parks BUT they're also quite attractive to people my age (mid-late twenties) who want to get a leg up without paying crazy rents or mortgages.  

Because of the demographics, tenants are typically single, or married without children, or elderly.

The two bad reviews they had were because of the road, both elderly couples who ignored the listing.
