Someone with a good shop vac that has a long hose can get it cleaned out pretty easily. 

This should hopefully motivate you to get you off your seat and buy that property that you have coveted. 

Should be fully upfront and aim for a property that could work just as easily as a standard single family rental too

Could be a kid/grown-up that likes to pee out the front of the seat... 

They should also be able to easily plug you in with their system and network of GCs, lenders, and PMs.

A strong local agent can tell you what the approximate value is easily and quickly. 

I easily solved the problem, entered a 3 year lease with a tenant that provided me with a 20% Annual yield on my invested capital (purchased the property for cash).  

There are at least 3 or 4 people who have courses on it so it is a real thing.It is closer to STR that LTR because they are always furnished and can easily be converted to STR if you have a gap in bookings.

You can easily handle the guest communication, especially if you use a PMS like Hospitable or similar that has canned message responses, and AI integration. 

You can easily do this on a spreadsheet, and it will take less time to track than finding and learning new software.
