I’d say a save MINIMUM would be if you could earn that 5% return with 8 months of rent it’s better than the bank.

For some people, taking out a large loan on a property and earning no cash flow for a long time is just not their thing.  

Highlight the “family-friendly” perks, like extra beds, pet policies, and flexible terms.

You’ll need to find a GC on board with the extra paperwork and a seller willing to accept a longer closing time.   

The only ones who are benefitting are the associations in taking your hard earned money. 

If you can tolerate it, go for the extra roommate.
