Finding creative ways to value add could be a good avenue to get you in the door, especially if your partner is a contractor.

Across ten doors I've had three turnovers in five years and one of the ladies that moved out (she wanted a larger house) still calls me occasionally to see if I have something available again. 

Regardless of what you think you will it rent for or ask per door its irrelevant. 

From my experience, attending local meetups, lending-specific events, and networking with experienced investors can open doors.

When rented, we lock all interior bedroom doors aside from the bedroom we are renting by the room and sync the calendar with the main house's calendar.

GPS isn't always 100% accurate and trying to open the door of the wrong house can have seriously bad consequences.

Best tip is to add digital locks to each bedroom door and make sure there is enough kitchen space for all parties.
