I do not charge the flipper a free because we have a handshake agreement that they will list the flipped property with me.In all aspects, I disclose the commission to both sides and make it clear on the second point that I will end up earning two commissions, but I will show them how I earn it by bringing the deal together and then marketing the high-end flipped property to the max.I hope this helps.

In some states the ability to cut commission when there is no 2nd agent is involved is called a variable rate commission, and it must be disclosed in the MLS and must be agreed to in the listing agreement.

Some agents look at the zoning and advice their clients about changing zoning but they don't have to disclose that to all the parties in the transaction - only to their client.Anyway, there are plenty agents, who start from some experience in RE and still learn a lot about industry once they start helping other people.

Also, to my knowledge, we are the only ones who can see current and old property disclosures unless we share those, so that's really helpful to know if they disclosed old structural issues or anything of the sort!
