If it gets rented the owner will update the listing with a new available date; if this moves by 30 days or more you can reasonably assume it was rented.

I'm using a service called 'PetScreening' where the tenant fills out an application on their pet (birth date, shots, bite history, etc) and based on the answers given a 'fido score' is given to help the Landlord figure out the risk associated with the pet and the reasons why the score was given.

As a fellow Northerner, I tend to buy in the Southern half of the US for 2 reasons:1) you get much higher year-round occupancy rates in the South & it’s simply tough to earn a good ROI in the North if your place sits vacant for a big chunk of the year2) Culturally, the Southern half of the US seems to be a lot more accepting of STRs regulation-wise.
