I started this project hoping i could efficiently review the most amount of properties in order to maximize the potential investment options to bid at auction....this is what I have so far.First thing i did was to create the listings, I matched the properties been auctioned with their corresponding pics and the property specs (rooms, size, floors etc.).Second, for each property I automated the data collection process from public records and created a report with: Foreclosure info, owner info, taxes data, liens including mortgages , satisfaction of mortgages,  assigments, violations and permits and court dockets.This data is updated daily to capture new filings (specially the dockets to capture bk and motions to cancel sales)Now that i have the data i can apply my personal "preferences" to go through the report and in a few minutes discard  properties that have certain attributes I "dislike". 

These large capital providers also extended their loan options to smaller lenders in the form of "Correspondent Programs."  

All mail and correspondence will be going to this address and forwarded via email and if necessary, physical pieces to my personal address.

I have done some reading from the CoHousing Association and have not received much correspondence from the city regarding a cohousing situation.

This could be an attorney, individual, or other business entity that can receive legal correspondence and other state documents.

The property must have a rental license that was active within last 2 years for the number of units that correspondents to the use.

It might not be the best best rate but the application process has been fairly simple and while I have my primary loan officer it is not uncommon for me to send correspondence to his boss that I have known throughout the years who is the head of the mortgage department for all of their branches during the process too.

In addition to the constant tenant turnover, there are the various correspondence/questions and the need to immediately address various issues (the number of less than stellar reviews we have for downed WI-FI is not insignificant). 

Everyone above makes great points...we know the negatives about NJ (high property taxes and home values, corresponding difficulty finding cash flow, etc.)...With that said, every market has deals.
