@Mike Favors,The transaction you are contemplating is do-able, but you need to be careful how you structure it.  

I think you will find enough to either convince you to forego what you are contemplating, or to bite the bullet and invest the time and money to get set up correctly before buying homes.

And so I'm contemplating the idea of switching to Real Estate full time in the next 1-2 years.

A couple ideas I've been contemplating are pursuing a real estate license and potentially going the FHA route on a multi family as my first investment.

I am still contemplating whether or not I am going to buy mostly class C properties in the Midwest with very high cap rates and low to zero appreciation, or if I will mainly focus on class A and B properties with lower cap rates with higher appreciation potential and less vacancies and repairs.
