@Clay Lehman I dont mean to hijack the OPs post, but I am in the Ocala area and looking for an agent to buy.

I am currently putting a dry well system in at a four-plex of ours to control the runoff from the decks, roof, and parking area because we have poor soils (clay). 

*Flip by Rick Villanova & Clay Davis - a good bit of this will be dated now but the information on rehabbing a property is excellent and if you plan to BRRRR or do any kind of renovation this book will help*ABC’s of real estate investing by Ken McElroy - this book really helped me understand how to evaluate a property and run solid numbers

But common sense would dictate you shouldn't have tenants coming by the job to pay you rent, you shouldn't be performing RE work while you're at your W2 (or at least hide it better...use your personal phone/tablet and don't connect to company servers), and always check who you talk non-shop with.Good luck on your new job...coming right up on the 5th!

Your analysis looks pretty good, @Michael Clay.

If its a slab I would want to know the soil conditions in the general area.. there are areas throughout the deep south that have horrid clay and your house can end up out of plumb from one side to the other 6 to 12 inchs and those are expensive to fix.. 

Was told by plow man that generally have to have engineered fields now (lots of clay out here).   

What I would like to do is utilize a tablet or something so that I can craft a unique welcome letter for each specific guest.
