Is there a chart or calculator that would give me estimates?

I have done multiple calculations and it seems like that market has great cashflow... in the summer.

Loan Buy Down: It isn't a bad idea to calculate this into your unrealized cash flow.

Not sure who buys those, but you can plug in the numbers in loan calculator to see what down payment would break even. 

The way to read "5/25, 10 years maturity" is that the rate is fixed for 5 years, the payment is calculated on a 25 year amortization, and there's a balloon payment due at the 10 year mark.

That data looks like it is coming from a PMS so you could need to know how that is being calculated inside PMS. 

Calculate potential rental income, expenses, and any projected appreciation to see how each option would impact your overall portfolio.
