The secret is deploying an unfair advantage and/or buying good assets + time.

Just want to make sure the folks running this are not buying helicopters and jet planes with our investment.Comments welcome.   

In 2008 a friend of mine spend $300,000 to buy 100 houses in Detroit.  

For me I would not buy a property with zero or negative numbers.

Say they sold the properties over 3 year period and could not sell the rentals together as a portfolio.Could they put the money from each sale into a DST then use the total to buy a expensive rental property?

Buy in a market not too far away, 30 to 1 hr from a decent city center where values are reasonable and a city push out with help your rent and appreciation. 

They also only charge 1.5% realtor commission for the selling side and obviously nothing for the buying side.

My PPR note fund investment is a little different in that you can buy some notes from PPR and pay for the PPR notes using your Fund investment. 

So now I have both my personal residence and a leased property as STRs.Even though I live 3 hours away from my leased STR property, I've built a team that assists with managing it, so I don't have to be there all the time.Here are some key things I've learned:Regulations: Research the specific STR regulations in the state and city where you're looking to buy.
