It was nothing more than a simple mindshift that transformed into a saying that I live and do business by: "I will not hesitate to take down any deal in the country, without seeing it in person, as long as it is profitable" There are some that think this approach is foolish, some that feel it's a bunch of hot air, and some that feel it is a bold claim...However, I don't make my money by going with the crowd.

The best way to make sure that your contracts not only protects you but are the right ones for your business is to complete a business plan detailing what you're going to be doing and have a local attorney who not only specializes in Real Estate but Real Estate Contract law, which is vital b/c some states have specific laws stating size of fonts to be used and whether or not BOLD is to be used.

You are still looking for someone who can get a loan, but this opens you up to people who think they can't get a loan or who just need a house that's nice enough or a deal that's good enough to push them along.Here is a link to one of my craigslist ads for your reference: http://toledo.craigslist.org/apa/2521071494.html.Note the big, bold, red letters that say you must have a 600+ credit score to qualify.
