Does any body know of hard money lenders who will lend for a short term like a year on a primary residence until I am able to get it refinanced?

Try to meet in person most of the time because naturally humans put more trust into someone they physically see, body language and a lot easier to build rapport with.

Of course the three-handle valve bodies keep on degrading, and sooner or later, replacing parts just won't do the trick.

I believe the City does not offer refunds, but you could have applied for a license with a small business exception if you don't think you are going to make over $40k in the year. 

Of course the property needs a whole make over inside and out, but the location is great on this 81 unit apartment complex.I see great opportunity but have no experience or knowledge.

it Is amazing how some people do struggle with basic math.so to me I boil it down to what are doing..are you buying a rentalthat's easy take your rent say 1000 divide by 2 that's 500.. subtract your mortgage payment and that's how much you will generally make over time.. if you do that quick calc and it does not work then pass.. if you do better then great.. but that's kind of what happens .in my hey day of HML  to flippers it was astonishing how many people would send me a deal that went like this.PP  150rehab  40resale  225k Hey I got this deal were I am going to make 35k LOL.. not realizing that this is a break even at best. 

I don't know your financial situation, but if your social media marketing business is bound to make over six figures in a year, I would consider saving that money, ending the business and double down on becoming an agent as that money can be very helpful in marketing, license fees, etc.2.
