This sounds like it would be primarily an investment.

So buyer beware, he makes it sound good to get your money, then tells you you can get a refund within a certain number of days.

I am not sure what type of real estate investing you're considering, but it sounds like, with your family and busy job, you won't have a lot of time to be hands-on or personally involved.

there just really isn't 'cash flow' on LTRs anywhere right now. and i read your other post, and it sounds like your STRs are doing great. 

Sounds like you'd be better off investing in a syndication.

In your case, it sounds like a similar story.. you identified a property with potential, tackled the structural work, and brought it back to life in a way that justifies a higher price.

I intend to pursue only opportunities that are strategically sound.

It's a bummer but it sounds like I'll have to wait this one out.
