Jesse Shields Condo Flipping Potential - Calgary market
9 August 2015 | 14 replies
It seems like there would be many opportunities to take some of the older condos/awkward layouts and have a fair amount of potential for flip profit but it seems that this is a far less popular choice. When you compare equivalent (size and relative location) condos from older buildings to new builds there is a MASSIVE price discrepency: many new builds starting at 300k in the core with older similar sized and neighborhood properties going for less than 200k (but very dated).

Mel Jones Duplex in LA - does the math look right?
7 May 2012 | 7 replies
After losing a number of properties to all cash investors, we've gotten an offer accepted on a duplex- here's the stats$615,000 (7,500 sf lot) 995sf front house, 2b/1ba, totally clean, enormous private deck with great views, rent could be 1800-21001500sf back house, also totally clean, 3bd/2ba, which was recently rented out as two separate units & converted back for sale, so the layout is as awkward as you'd expect two apartments fused together would be... but we think we could reconfigure and make it groovy.
Luke Stone Property w/ Possible Unpermitted Addition
12 November 2012 | 16 replies
The lady at the office stated though, the age of the house makes it difficult bc it was built in 1960 and the permit records aren't really accurate for things done before the late '80's.My concern is that the addition makes the layout of the property very awkward and to make the addition seem more apart of the house, one of the structural load bearing walls needs to be removed (the wall actually used to be the outside wall before the addition; the brick is still on the inside wall of the addition).
