Only down side is that they come unassembled, so you (or a subcontractor) would have to assemble them.

As long as you do your due diligence to learn how to evaluate potential properties, identify cities to invest with, identify personnel to handle your property (you can go with a good turn-key company or assemble your own team), learn the basic differences in tax laws for the cities you're considering, identify landlord friendly vs tenant friendly cities, etc.

I also told them to put something in the notes about how narrow the staircase is and that possibly only IKEA furniture would fit upstairs because it could be assembled in place.

I spent about 3 years assembling about 20 parcels of land on 25 acres.The old square had people living in old houses and a mish mash of businesses from the 50's and 60's still operating.I spent sometimes 6 months going back and forth before getting the owner to sign a contract.
