I did an investment research trip to Guanacaste, Costa Rica in March of last year.

@Ian FortneyWe checked out Jaco, and from what I have researched and learned was during COVID it was a strong growing  area, then everything came to halt and very little has restarted.  

Some investors are better at doing their research, financials, and taxes than others - it depends on the investor....

Hoping and praying for values to rise may not be a good strategy, but researching a market to understand the data make appreciation a near certainty can be a very good strategy that can dwarf the return from cash flow in the best cash flow markets.  

Again, ive done some research and only look at the areas that are most desirable to renters, which typically lines up well with the areas most desired by buyers.

These are good questions, but keep in mind that a month of obsessive research is still the absolute tip of the iceberg.

If I donated to aids health foundation and they spent the money on rent control instead of aids research or health care, I would be pissed.  

If you’re unfamiliar with any of them I’d encourage you to do some research.

And Stay consistent, wholesaling takes time, but the more deals you look at, the better you get.As a fellow wholesaler working to build strong relationships and find good deals, I can tell you that being honest, doing your research, and staying patient is the key.
