Lately I've been hearing that the prices in my area have gone up higher than expected (Oakland County MI) and it's a total seller's market.Here's my dilemma, the house is right at the exit ramp from the highway and getting out of the house is a hassle, when leaving the house usually you have to back up carefully to avoid all the cars exiting the highway, basically it's the house with the worse spot to get the car out of the house, my thinking was it should still be easy to rent because it's close to Royal Oak (hot city) and some young professionals will live with it because of the location and it's not their investment to stay there for a long time and that turned out to be true, had no problems finding a renter.

Initially I wanted to purchase a duplex or triplex and live in one unit while renting out the other units.....this however is looking grim because there aren't many duplexes on the market in the Royal Oak/Ferndale areas and the ones that are for sale don't seem like there would be positive cash flow by my math.

I have cleaned up many a sub too mess were the newbie bought or listened to the how to guru.. ended up way over the ski tips.. only to have it all come crashing down.Sellers royally screwed.. complaints to the AG  fines and penalties  its not pretty.Now I have done many probably over 100 of these .. however we were a 7 figure cash capital company.. we could and can write a check when things do not go right.Also in many states those chasing sub 2 are chasing NOD's ( foreclosures) and sub too bail outs are HIGHLY regulated..
