I have gone to the mat a few times on EM but only with 10k or more.. and only when someone backed out a  day or two before closing  their loan all approved and just got cold feet.and the one thing about real estate contracts in most states if they board of realtor forms there is mandatory mediation.. so you never go to court anyway.Me thinks if I was to step back into landlording.
