I spent a total of $70k cash on the house (cash to close and renovations).

Then spent 50k on the rehab I got from 0% interest rate credit cards for a year.  

Still nothing really to show for the money spent so I reached back out to seomeetsrei for guidance and they suggested signing up on more social platforms and another 10K or so in backlink work...

You'll find a lot of members spent a year or two immersing themselves in all things real estate while stockpiling cash, prior to actually making that first "all-in" bet, that real estate often, by it's nature, is for first-time investors.Hope that helps!

But if you want access to the benefits that people like me have contributed to, and collectively spent decades and god knows how many millions of dollars building, why would you think you should get access to those items for free? 

Does it make a difference for a cash out refi that I spent about $30,000 fixing up my current place.

What you charge is always completely up to you because only you truly know your value vs. time spent.

I spent about 3 weeks putting together a list of investment property HELOC lenders in every state.

Though we spent our lives doing it from the sales & marketing side, we are just beginning to venture into investing.  

In my opinion, the effort and paperwork and time spent is the same - they should earn the same then.
