Most land I've seen is listed around 1k per cultivable acre and is in the gray soil zone (northern Saskatchewan). 130k would be the listed price and not the down payment.

There's such a gray area with what can be deducted that anything short of blatant tenant damage, we just refund the deposit.

Sure, I could paint it a nice shade of beige or gray, but then I’d be repainting every single time a tenant moves out.Same goes for kitchen cabinets,  once they’re painted they’ll always have to be repainted.

Zillow is more of a gray area, as long as you state in your post that you are selling your equitable interest and not an actual property—I have seen other wholesalers in my area do this.

Hello-It is a SFR, 3Bed/2Bath; they just had their 8 year long tenant move out so fully renovating the place, new vinyl wood floors throughout  (COREtec performance plus), new kitchen -cabinets, counter tops, flooring, new SS appliances, 2 full bath remodel (showers) new paint (getting the gray tones) as well as paint exterior.

If you plan to paint the walls in a gray color tone do not use gray floors.
