Lots of concerts in addition to the football/baseball games. 

I would heavily advise against buying anything other than A+ location properties (i.e. right beside bars or football stadium). 

All of those help move the numbers an inch or two but you are on a 300-yd football field.

Not trying to be offensive, but it sounds like you're trying to build an NFL franchise but you aren't quite sure how flag football works yet.My suggestion is do the first deal yourself using an experienced agent.
