Yeah you’re fairly safe as a landlord.  

Its VERY common for tenant's not to communicate.

If investors attempt to streamline their services, it can lead to a more organized approach to property management, lowers the risk of gaps in insurance coverage or missed tax benefits as well as simplifies communication and reduces confusion.

I prefer buying sub $200 in a market where median is $350k+, long as it's fair condition, ancillary/satellite MSA, because I know time will slingshot appreciation. 

A prenup should not be used as a way of defrauding someone their fair share if they deserve their fair share. 

Communication is table stakes and is easy to assess.
