I'm looking to invest in the San tan valley area 125-160k would really like to catch a 110k deal on a home but those seem hard to come by. 

I would not consider any of Columbus's metro neighborhoods to be D or F classed @Susan Tan.

People are getting pushed out of the Phoenix, Tempe, Gilbert, Mesa, Avondale, Tuscan, Goodyear, etc and are finding spots in San Tan Valley, Florence, Casa Grande, etc5+ year, from now you will be glad you bought, I believe.
