When market value and insurance estimated cost to rebuild meet, I'm grabbing a chair. 

The Vape shop 'went up in smoke' financially, but the hairdressing salon has expanded & the young kid who started it alone now has 9 chairs with as many stylists & needs to expand. 

As chair of Healthcare and Wellness Committee perhaps your focus should be on cleaning up the streets and addressing the homeless plague.

At some point that will end, 6.5% as the norm will come back, and it's musical chairs if this is timed horribly relative to what you are doing. 

I don't know about egress but the renter will have to use lawn chairs for furniture.

We rented each chair for $500 each, so $1500 per month, but after expenses this equated to $200 cash flow IF all went well.
