Save up and then come back.So lets assume you have a few grand.So the ABSOLUTE fastest way to get not just 1 deal, but several deals is as follows.Get an investor carrot website.

I would:1) Set up an Investor Carrot site. 

That refi carrot is dangling out there at the end of this process, and if it keeps getting pushed back, those reserves become critical.I just hate the idea of slamming my cash into a project, or taking out a HM loan, and then depending on some banker and his loan approval board to approve me at some point in the future. 

Do any of you use Carrot for your Real Estate Agent website?

If anyone in your market has a good/decent website while yours sucks or is standard template carrot, YOU are helping THEM be more successful at YOUR own expense.

Trust me when i say: go get a website with investor carrot, man.

I set up a website through Carrot with SEO that ranks on the 1st page of google about a year ago but I've only received 1 lead which didn't work out.
