In Chicago, we typically go with a Chinese made and American assembled cabinet.

We will demo the two bathrooms and kitchen as well, but we are keeping kitchen cabinets and having Painter paint them.

Would refinishing cabinets and countertops in kitchen be a good idea? 

I.e paint Job, shrubs that hides the structure and ugly kitchen cabinets and bad carpeting. 2) With regards to hiring a property management company, I would only do so once you bought a few deals.

If you are just tearing out kitchen cabinets and putting in new, new floors, paint, window installation, roof, gutters, etc. then those are not "complex".

The vanity, which i picked up from home depot, was the option i went with only because I had "tried to put myself in my potential tentant's shoes" and thought that with the small size of the bathroom and no medicine cabinet where would my tenants put their bath things and would the rental be less appealing without any real bath storage.

My philosophy is this...if I take the time off work it would take me to earn $2,000, I could do the job myself and have an extra $3,620 in my pocket.Installing kitchen cabinets is another thing. 

The pest company told me they will.not spray unless the tenant empty all dressers, throws all clothes on bed, empty cabinets with food,  take almost everything off the floor, plus they kept their dog there while she was in hospital.
