True, you can have any Realtor set you up with auto-emails and searches, but then you're at the mercy of their responsiveness, etc.I'm working on building a portfolio of properties outside of the metro area, and as such, I'm working with an agent who specializes in that target market.

I think they should have had their existing customers free as they indicated and charged only new customers.It sometimes fails to auto detect.I think I have had issues when at end of trip it has no coverage.

They have no state income tax and their fees for vehicles as well as auto insurance and health insurance are extremely low.To qualify as a resident of South Dakota, one needs to go to the state, stay in a motel one night and go to the Department of Motor Vehicles the next morning.

You should also use a tool that does auto-responding to all inquiries (with the showing schedule and simple pre-qualification questions).

The building for sale is exactly like mine so I’m familiar with many of the standard cost (insurance, taxes, hoa, general repair cost).The seller list in his remarks that it has a 9.2% cap a couple different times.First off, the auto generated cap rate from the MLS doesn’t even list that, it lists 7.64 based off the numbers entered into the listing.As far as the numbers entered:The income ($33,060) minus expenses ($8,965) does not even equal the posted $21,000 NOI.
