My family has had rentals almost 50 years.  

We've successfully used Mid South Home Rentals (division of Enterprise Realty, Arlington,Tn.) for 11 years now to manage our 24 doors of SFRs, duplexes, & 10 unit apartment..   

I think our modeling has adapted to market changes over the years, so we've stuck with Excel as we can easily change the parameters to keep it "fresh".

Its much harder to turn a property around in 6 months expecting to have 100% of your money returned back to you - but if you focus on the right property focusing on highest and best use with an ADU add (like mentioned), in-fill/lot split, or other rehabs - then hopefully a semi-decent property like that will perform like a champ in a few years. 

I've been on this platform for about a year, and while I find it extremely useful, i feel as though some of the leaders in the forums are thinking too black and white and potentially shutting down excited new investors. 

Instead, I bought a home at full price and missed out on years of potential savings and rental income.

'I came to the area about 1 year ago and certainly the growth, the incomes, the diversity, all the good stuff was apparent.

Yes of course there are people who think tokenization is cool and you can get some $ from it, but to grow it at scale - real estate is old school and most who invest six figures in real estate are not 25 years old and are not keen on tokenization.
