Should we look for a wholesaler?

I have owned a rental property in the past and now I am focused on seeking rehabs to flip, as well as passing along wholesale leads to other investors.

I have only ever dealt with single family residential property, mostly as a wholesaler but also as a rehabber, and I'm really uncertain on what to do with this.

Union County New Jersey (sorry for the omission).

Is this enough money to place a bunch of options on houses then wholesale the options, buy some tax liens or re-lend to others at hard money rates?

Everyone that wholesales says to use a 2-3 page contract and thats it...

I am new to real estate investing, I closed my first 3 wholesale deals a few weeks ago.

"Well, you invest $100K into developing a set of CDs and webinars, and $400K getting the word out to everyone.You promise everyone how to Fix, Flip, Wholesale their way to easy profits, get a lot of unverifiable testimonials, tell them you have done $300 million worth of deaks and make $1 million in sales in a year...Well, at least there is a lot of people on various social media nad YouTube who seem to be trying this...

i want to start in wholesales to build some capital and then venture into fix and flips and then get some rental income properties

I am not a wholesaler and I do not buy to flip but most of the best deals I have seen did not come from MLS.
