Single family also seems fine, except for East Nashville which has absurdly overdeveloped considering it is a difficult place to live with awful traffic, no jobs, and limited basic amenities like grocery stores and such.

Items such as the macro economics; net migration, income growth, job creation and more difficultly the soft areas which such as; crime, pride in ownership, etc....In the past when purchasing personal property I would picture myself living in the area, proximity of shopping, store availability, proximity to highways, traffic, restaurants and also new investment in commercial retail (I always thought if Walmart wanted to invest $10 million into a Neighborhood Market purchasing a SFH in the area is also a smart choice) they have done a lot more research than I ever would be able to perform myself.

But if all you do is the write 2-4 blogs a month minimum (it's okay to write more 8-10+) you'll start noticing some increased traffic coming to your website.You'll also want to make sure you have Google analytics/search console (formerly webmaster tools) setup on your website.

You also need to drive traffic to said websites to generate buyer and seller leads.To drive traffic to your site that collects buyer leads - sharing knowledge on area social media sites like facebook groups and Bigger Pockets (hey guys click on my face to the side to find my website and then sign up as a buyer on my site), gets you buyer leads - not hard to generate buyer leads at all.To get sellers you want to drive traffic to that site - I do so by optimizing my page with a lot of words that motivated sellers would search for in addition to my city - in your case and in my case - Raytown and Kansas City and all the other cities where I might buy - I have a page set up on my site for each specific city I buy in so Google can find it.

Bandit signs (your city may be strict and take them down, put them up when city workers are not working and put them in front of a Church,Walmart or any other high traffic area because you will want full exposure) Craigslist ads (Be very consistent with these, 1-2 a week) Business cards (Very very beneficial if you give these to waiters or waitresses or people you know and give them a nice referral fee.
