As I have done more deals and built trust with my private money people the rates are now much cheaper.

Keith,For all my foundation work, I use Diegos House Leveling , he does about 4 properties of mine a month and is FAST, COMPETITVE, and the most important RELIABLE.He makes foundation work a walk in the park.

ON A SIDE NOTE: I have a good friend who I trust, who currently doesn't have a job but has around 100k in the bank and is looking to partner in some way/shape/form to make some money in Real Estate.

I would also suggest talking to the midsize level companies near by (I found bigger corporations usually have their own real estate that they house their employee in) and see where you would begin to get on their radar as a housing option. 

The comfort level is all there with moving forward and I'm simply looking for confirmation from a more experienced advisor. 

You can still buy the property in your own name, but at that point you will transfer it into a Land Trust rather than directly into the LLC.
