So we can take the original LLC that is 50/50 owned by 2 people and move half of the properties over to a new LLC where one partner now owns 100% and then the other partner would have the other half of the properties and have 100% ownership of that one and we pay no taxes?

If there is no deferred maintenance to start with then you are just budgeting for repairs and dealing with them as they come up.

@Rick ImIf you are putting in $180k cash you should easily be able to get a $110k loan for the property through a hard money lender to complete the work then refinance into a long term loan.
