I'm so tired of spending so much time installing regular 10mm laminate flooring and the seeing water damage or tenant chips in this stuff.  

If that's the case then you have $2K for insurance, break/fix, utilities (almost certainly water), landscaping, etc.  

Am I legally allowed to increase his rent a little to cover the extra water usage? 

I've read some of the forums and blog posts, and everyone's examples always seem to be slightly different than mine and I want to make sure I approach this correctly.Under SHST, can I expense the cost of an improvement (in this case, a new water heater) fully in the year it's placed into service? 

Hello,   I had a company look at A/C in one of my property in Miramar, and it has become a repeated A/C water leaks.

I also like quads.The market I am looking at are Orlando suburbs (Kissimmee, Altamonte Springs, etc) FL , Greenville SC, Charlotte suburbs NC, Columbia SC, *maybe* Atlanta and Greensboro/Winston Salem.

But apparently there isn’t a home on the land... instead a garage with water/electric?
