Contrary to what most hobby landlords think charging slightly below market has no bearing on retaining tenants.

It is setting a bad precedence that there is no going back on.Your rental rate does not have any bearing on policy

The seller is agreeing to split the cost of the soil treatment and tent.

You'll also want to be careful of any subdivisions on prairie soil as that can cause a lot of foundation problems that can be very expensive! 

, permit fees, engineering fees, road costs, utilities to the front entrance, soil tests etc.         

These 2 things can lead to a cashflow lockup & hence insolvency (eg, see Bear Stearns)

Not such why you would even say such a thing considering you are using the soil of this country to live and prosper and raise your family.

If it isn’t gaining any value monthly I’d suggest selling it for what the market will bear.
