Hi gang,I'm a Vegas Greenhorn (been here 2 weeks )and also a BP newbie but have been following the advice and tips for a couple of years now. 

The cash flow is good, obviously however the cash on cash ROI is about six percent.

Tomorrow will be 2 weeks since we turned in our sec 8 tenant request papers at the Sec 8 office.

You've been on BP for less than a week, and from what I've seen so far, I wonder: do you have anything NOT negative/critical to say about anything?

I'm a new investor in Cincinnati, Ohio and will be in Orange County, California mid-August for about a week or so.

I'm having some work done to the chimney of my property later this week and wanted to poll this group as to whether or not this is something I should notify the tenants about.  

I found the dishwasher was leaking, so I pulled the dishwasher out, pulled the part off, showed them the part number and even sent them a link to the part ($30).A few weeks goes by and again they called and said the floor was still wet and that they fixed the dishwasher! 

I appreciate the time and feedback as we have the property under contract (about 1.5 weeks now) and we're trying to make the final call on whether or not to proceed. 1.
