This past week I've invested some hours after my 9 to 5 (between putting the babies to bed and my own bedtime) into a tool that would help me understand the impact of refinancing, depreciating or selling my LTRs.

Let me share a recent experience from the fall of 2023 that proves this point.We had an off-market single-family property under contract in Massachusetts.

Our company, Welcome Home Milwaukee, focuses on managing single-family homes and duplexes in the Milwaukee area.

The main issues are: 1. gross revenue has been less than half the projections the PM initially provided and what is on AirDNA, and 2. gross revenue has dropped 30% from last year to this year despite me investing over $125K in improvements (new pool, new fire pit, new landscaping, new dog yard).

Secondly on a single location policy who is everyone finding to have the most competitive costs?

I have friends that routinely use ear plugs in a detached single family to eliminate noise from kids, spouses, cars going by on street, etc., when sleeping.

I would focus on raising your income up before doing anymore investing.
