Check the landlord-tenant laws for that area as to the number of days and date parameters required.For either of those options, you could essentially do the same thing at those date frames, but have them sign your lease with doubling the rent.

You could set the operating agreement to allow for her to sign everything if you find a deal.

I have a property management company managing my rental ( recently signed a two year contract with them).

Make sure, you have the right to evict - Tenants must have relationship with you - sign the transfer PM letter with new payment account or mailing address.I wouldn't give the envelops - that's overkill.
