Send the $3-$4/hr VA calling indiscriminately to thousands of people a week and when they find someone that says they are willing to talk about selling, then it gets passed up the food chain to someone that actually knows what they are doing. 

I would never do this unless there were some serious financial benefit.On the other hand, I just conversed with someone yesterday that willingly loses hundreds of thousands every year by letting someone else arbitrage his properties.

I had to rush to find a new place, shell out thousands in deposits and ended up paying 15 days rent on the new place when I was still renting the old place. 

This is not to say that thousands of wholesalers do how you describe and nothing happens to them, but that does not change the fact that many state's DRE will consider it a violation.

And if a few hundred (or thousand) dollars a month is no big deal to you, and your objective is aggressive returns, then negative cash flow in favor of higher leverage can make sense.

I heard Depreciation is a bigger factor for higher end property just how big is factor would it be for say a 350-400 thousand dollar home? 

If you're only doing half as many deals as you could be you're losing HUNDREDS OF THOUSANDS of dollars in the long runIf your husband loves doing the work, great.

Or the property manager has a history of stealing client rents to support her drug habit.How do you vet the people you need helping you when you're hundreds or even thousands of miles away?
