Some basic research on AirDNA and calling different agents to gain an idea on short term rental laws---for example Estes Park, Colorado has very stringent laws and a limited number of vacation rental licenses (kind of like a liquor license) with a 3 year waiting period.

In Colorado Springs, If the assessor lists it as 2 units or there are two electrical meters it is considered two units and there is no way around the 2-unit loan rule, even if you occupy both units.
