You can set up an irrigation system/timer for the entire property, and one zone could just be the foundation drip.

That's a very big issue and red flag.

Because of Ogden's progressive planning & zoning and comfort with higher density projects (second only to Salt Lake), we are seeing a bunch of 10-50 unit multi's going up all over town.

That said, long-term rents remain solid across the state due to restrictive rural/agricultural zoning, a substantial lack of new housing supply, and the added cost of transporting building materials 2,500 miles from the mainland.Only other thing I will say is that if your plan is to do long-term rentals, expect a lot of tenant churn.

Local banks have less red tape than big banks and can often better products or more leniency.
