I would suggest shadowing an experienced broker, learning the ropes of the business, and challenge yourself to do the hardest files.

Yes, there is a plethora of leases floating around the internet, but if you want to manage your property properly, it requires a lease agreement that fits the way you want to do business and helps you to cover costs, avoid liabilities, and increase revenue.

If you approach this business with the mind set of stealing the seller's equity - you are not going to be successful - remember you are dealing with folks who have a serious problem - show some empathy first and you will win in the end.
