They are flying in and out of that rotted hole and I can count over two dozens of them flying around the area, I don't know how many are inside that hole, but the bees prevented me from even entering that side of the yard and the swimming pool area.I think I have seen enough to be able to work some numbers and make a bid.

Your best bet in situations like this is to open escrow immediately so that if the seller tries to sell to another party they will be prevented when they try to open a second escrow.
