You can work with a realtor to gauge the retail sales activities.

This way you can cross compare what you came up with and what they give you and from there I'd prob try and gauge if the numbers are at a higher or lower starting point based on what I have and try and go from there!

Another piece of advice is to maybe feel out (careful here, don't tip your hand and gauge reactions) if this is a common occurrence with this guy.

She claimed to have lost her job.The PM firm - after external "pressure" - agreed to extend their original rent guarantee to me through December (when the current lease would expire,) and to get the tenant evicted at their cost, as soon as legally possible, as well as to find another tenant at no cost to me.  

They are also subject to water pressure issues, do not come on if pressure is below 30psi, and the space savings is often lost in having to install a water softener to protect the unit.

One of my life strategies has always been to put myself under pressure to encourage swift and decisive action. 

If you opt for electric, the HVAC techs might not think like an electrician wherein the electrician will probably have to, 1) establish a new circuit with breakers rated for the furnace; 2), run higher gauge wires and/or piping to handle more juice that the electric furnace will require.

Sounds like great advice but it adds a lot of pressure on that 1st deal.
